VIA ARMANDO DIAZ 11 - NAPOLI
Milan-based Asti Architetti wins the ideas competition for the redevelopment of an iconic building at via armando Diaz 11
Naples, April 29, 2026 – The Milan-based studio Asti Architetti – renowned for its expertise in the design enhancement of historic properties – has won the ideas competition for Master 2026, launched by Investire SGR for the transformation of a historic building located at via Armando Diaz 11, Naples. Strategically positioned between the heart of the historic city center and the port area, the property will become a multifunctional hub blending a hotel, apart-hotel, offices, commercial spaces, wellness facilities, and a panoramic rooftop amphitheater, revitalizing an architectural heritage through a contemporary vision.
A Story of Modernity and Public Service
Designed in 1933 by architect Marcello Canino following a national competition for public offices, the building was constructed between 1933 and 1937 with a rational planimetric layout and modern facades for the era, intended to house state financial offices. Completed in 1940, it continued serving as an administrative headquarters until 1999, when it became the seat of the Agenzia delle Entrate. From 2010 to 2025, it hosted the Provincial Directorate I of the Agency, with maintenance interventions that preserved its integrity.
The Windward Project: A Vibrant and Sustainable Building
The redevelopment plan aims to transform the property into a dynamic urban hub, featuring iconic elements such as the rooftop amphitheater for performances and views over the historic city, the entrance staircase on via Cesare Battisti, and the panoramic restaurant with sky bar on the roof level. Green terraces provide relaxation spaces with urban furnishings, while the commercial area includes a gourmet market for local products, boutiques of Neapolitan designer brands, and central communal areas for social gathering and pedestrian flows.
The offices feature private workstations for privacy and focus, flexible open office spaces for collaboration, and The Green Court – central courtyards with natural light and green outlooks. The apart-hotel offers apartments bookable as hotel rooms, with a dedicated reception, lounge, and services like fitness and kids’ areas. The hotel stands out with its double-height lobby and grand entrance, suites with views of Vesuvius, the sea, or the Certosa, and drop-off/pick-up service.
The crowning features include a panoramic lounge, rooftop bar, and exclusive breakfast area. The multifunctional rooftop theater is ideal for events, concerts, and open-air sky cinema. The wellness area rounds out the offerings with a sky pool, pool bar, green relaxation corners, and versatile lounges.
As Paolo Asti emphasized, “Windward is not just a redevelopment, but a catalyst for urban regeneration, highlighting local excellences and creating spaces for work, leisure, and culture.”
